Celebrating 10 years of Engel & Völkers
A decade of dramatic change & price increases for the island's residential market

29.09.2009 – In 1999 Engel & Völkers decided to open its first office outside of its German headquarters in Puerto Andratx, Mallorca and even though the company knew that the second home residential market was developing it did not anticipate that Mallorca would enter the property “super league” and become an international location for multimillionaire investors and celebrity superstars.

Real estate - a tower of strength in difficult times

July 2009 – For many investors 2009 may be the one of the most difficult years to decide which investments make sense. The uncertainties of the international stock markets have clearly demonstrated the advantages of investments in real estate and for many people real estate represent a solid and safe long term investment in difficult times.

According to a survey of the German Real Estate Association, 54% of Germans believe that investment in real estate is the best protection against reductions in prices and value.

Seifert Invest, a business partner of Engel & Völkers, comments; “the classic portfolio theory by Malkowitz is more significant than ever before especially in a financial crisis when it becomes apparent who has distributed their assets sensibly. Currently, real estate, gold and bonds are in high demand and the classic financial consultancy will always recommend real estate as part of the whole portfolio”.

Furthermore, when investing in real estate location plays a key role. Demographic and geographic circumstances should always be considered when deciding on an investment and according to the Financial Times Mallorca has a great deal going for it. In an article published at the end of last year*, the paper describes Mallorca’s real estate market with its’ balanced supply between offer and demand and rated the island as one of 10 safest places worldwide to invest in 2009. It appears that regardless of the global financial crisis, investments on Mallorca can still produce solid long-term benefits.

Daniel Chavarria Waschke, Managing Director of Engel & Völkers Southwest, has recognised a clear upswing since April of this year after the sharp decline in September 2008. Further to an initial period of insecurity, investors are beginning to come back to the second home real estate market in Mallorca and the Germans are leading the way thanks to their experience at home. The German real estate market was spared from the “crash” and despite the financial crisis German buyers held their ground in the first half of 2009 whereas last year the buyer market was evenly shared between German and British.

To date, the ratio of buyers shows 48% from the German-speaking region and 17% from Great Britain. Germans invest an average of €880,000, whereas British buyers invest an average of €450,000. The figures for both groups are clearly below the average volume invested in the same period last year, which was approximately €1 million.

It’s still early days to confirm whether we are coming out of this crisis. However, based on our surveys in June, we can see the first signs of an upswing in the market. Research, based on Internet surveys (the internet represents the most important source of enquiries for Engel & Völkers) demonstrates a further change in the ratio of “regular customers". In June, 62% of the clients came from the German-speaking region (3.5% from Switzerland, 3% from Austria and the remainder from Germany) and only 25% from Great Britain. Simultaneously the average price of real estate enquiries increased to €1.6 million but it remains to be seen how development will continue until the end of the year”.

Engel & Völkers is one of the market leaders in the real estate sector with 373 shops worldwide. One of the most important advantages for the 22 Engel & Völkers shops on the Balearic Islands is the Group’s powerful network to all its subsidiaries on five continents worldwide. This means that clients can be addressed and served in the source market.

Ten years ago Engel & Völkers opened its first shop in Mallorca in Andratx which remains phenomenally successful and had the highest turnover of any Engel & Völkers shop worldwide in the first half of 2009 (with the exception of Germany). It also ranked sixth in direct comparison between all shops including Germany. Furthermore, five other shops in the Balearic Islands are among the top 20 worldwide (excluding Germany) in terms of turnover.

eBooks - Latest SCI FI Novel is Launched Without Going into Print

Stephen King’s latest “paperless” book has been launched - the most widely read horror author in the world has published his latest work „The Plant" via the Internet. In the first few days of launch over 41.000 King fans downloaded the electronic chapter from the Web. This is great news for California Governor, Arnold Schwarzenegger, who has been lobbying schools in his state to phase out traditional printed material which he believes, is too heavy and costly, in favour of electronic books available over the Internet.

Engel & Völkers is also moving in this direction and has published its latest real estate catalogue as eBook (electronic book) on its Internet site. In addition, the new catalogue is being distributed on a CD in the current issue of the DELUXE MALLORCA – the lifestyle magazine for the island.

Mallorca – a solid investment hotspot in the Mediterranean

May 2009 – For many investors 2009 may be one of the most difficult years to anticipate where to invest and the uncertainties of international stock markets has underlined the advantages of investing in bricks and mortar. Mallorca’s luxury second home real estate market has rocketed in the last decade making it a prime destination for investors and in spite of the global financial crisis investing here can still deliver solid, long term returns.

Previously potential second home investors may have found this region out of their price range and now find that this is the time to buy within their budget. In the last few weeks an encouraging number of enquiries have been received from all over Europe and the main visitor groups to these islands. Many enquiries are obviously from clients looking for a holiday home as they are focused on the apartment market.

Furthermore, the forecast for late spring/early summer looks promising with many potential clients looking seriously to buy.

Second home residential market Mallorca - February 2009

19.02.2009 – The last quarter of 2008 represented one of the most challenging yet for the island’s largest network of international estate agents, Engel & Völkers, specialising in the luxury second home market. Most areas reported sales down between 30-35% in the last quarter of 2008 compared the same period in 2007. Furthermore 2009 is set to remain difficult with anticipated sales down around 20% over 2008. The only area which has proved to be the exception is the south east which has had its best year yet.
